TERMS & CONDITIONS OF BOOKING 1. To make a Booking: Bookings may be made direct online: www. cairnsaquarius.com.au, By phone: 07 40518 444By email: enquiries@ cairnsaquarius.com.au 2. Deposit required: All bookings require a holding deposit of $250.00 for your accommodation at the time of booking. The outstanding balance is due on the morning of arrival. The person making the booking must be 18 years of age. Once your deposit is received your booking will be confirmed. 3. Bond: An authorization of the guests’ credit card may be held in lieu of a bond or security deposit until the premises have been inspected on the day of departure. This amount will be stated on your arrivals form. A statement will be mailed as per any necessary deductions and the difference automatically credited back into the credit card by the bank, normally within 7x days. The Bond authorization will be used to cover all additional costs incurred as a result of any breach of these terms and conditions and includes but is not limited to: cleaning to be considered to be in excess of normal wear and tear and/or damages/breakages and loss of property, damage to wooden floors, carpets, walls, fixtures, furnishings during the term of your occupancy. Costs to replace or fix to the same standard will be charged to the account of the guest occupying the property in this instance. Please advice Cairns Aquarius Apartments within 24hrs of tenancy of any concerns you may have regarding the condition of the property that you feel may affect the return of your bond. 4. Cancellations: If a cancellation is made before 7 days before the guests arrival date the guest will receive a full deposit refund as per our policy. If the guest cancels from 7 days before arrival date that the deposit is not refundable. If the guest cancels 24 hours or does not show that the full accommodation fee will be payable. Cairns Aquarius Apartments recommends that guests obtain travel insurance for any out-of-pocket expenses that may occur due to the cancellation of the booking for any reason. All refunds will only be processed back onto the credit card details supplied when making the booking. If that credit card has expired, then along with the new credit card details you must supply Cairns Aquarius Apartments with a certified copy of a Driver’s License or Passport showing the same name as shown on the credit card. If the deposit was made by Direct Debit than we will only refund back into that bank account. This person must supply Cairns Aquarius Apartments a certified copy of their Driver’s License or Passport before this refund can be processed. Failure to comply with the conditions as set out above will result in your refund not been approved Cairns Aquarius Apartments does not refund cash. 5. Check in times: From 2.00pm Departure times: By 10.00am 6. Number of Guests: The number of occupants/visitors must not exceed the number of beds provided for, or the number agreed to with the agent in the booking confirmation details (whichever is the lesser amount) unless agreed upon by our agency in writing. Properties are not to be used for commercial purposes and are solely for the use of holiday accommodation. 7. On Departure: Please ensure all doors & windows are locked securely, all TV’s, lights & air conditioner units if applicable are turned off. Please remove all rubbish and place in bins provided by Monday evenings for collection early Tuesday mornings. Please leave linen on the beds if applicable, hang up any wet towels and leave the property in a clean and tidy state. 8. Pets: No pets are allowed into Cairns Aquarius Apartments 9. Items Le. in properties: Please check all personal items are removed on departure. Items to be returned will incur a handling charge of $30.00 plus any out of pocket postage expenses. 10. Inspection: An inspection of the premises can be made upon demand by the owner or the agent. 11. Circumstances beyond Control of Agents and/or Owner: We accept bookings in good faith as agents and as such we cannot be held responsible for circumstances beyond our control. No refunds or relocations will be given should you find the property not to your personal liking. We make every attempt to promote the property and describe the property as it presents; neither Cairns Aquarius Apartments nor the Owner will be held liable for any misrepresentations or misunderstandings at the time of booking. If the property is withdrawn from the market by the owner due to the sale of the property we will make every endeavour to transfer bookings into another property, however a full refund will be provided if another property is not available. 13. Charter & Principles & Body Corporate guidelines: Charters & Body Corporate Guidelines are to ensure that the comfort of all who reside or visit properties under a “community umbrella” is maintained harmoniously according to the values and principles of the areas design and philosophy. The Charters & Body Corporate guidelines must be complied with by guests and their visitors. When using community areas/pools etc behaviour guidelines set out must be followed. Failure to comply with Body Corporate by-laws or the creation noise or disturbances in or from the Property, may result in the termination of the reservation of the property and removal of the Guest(s) and other occupants from the Property. In this instance no refunds will be given. 14. No Smoking: No smoking is allowed inside Cairns Aquarius Apartments. 15. Noise & Neighbours: Normal council bi laws for domestic noise apply to all properties. You may have neighbours and need to ensure that noise levels are kept to a minimum especially at night. No live music is allowed at any property. We have a strict NO PARTY policy. Failure to comply with this will result in eviction and will void any refund. . Loud and unruly behaviour in your apartment, on the balcony, garden, pool or common areas is totally unacceptable at any time – but particularly between 9pm and 9am. Part of your booking confirmation is that you have agreed to and will follow the General Terms and Conditions of Cairns Aquarius Apartments. 16. Proof of Identity/Security Bond: It may be required at the time of check in that the guest who books the property with Cairns Aquarius Apartments provides Proof of Identification by way of Driver’s License or Passport. 17. Supervisions of children & use of Pool areas: IT IS THE RESPONSIBILITY OF PARENTS/GUARDIANS TO ENSURE CHILDREN ARE SUPERVISED AT ALL TIMES & includes but is not limited to: when using the lifts in any building complex, in and around any pool or waterways areas, driveways, balconies & windows. No jumping, diving, or taking of any glass in or around any pool areas. Always close the gate behind you when entering or exiting a pool area. Pool hours are between 7am and 9pm. No Glass is allowed in the pool area Loud and unruly behaviour is always totally unacceptable Please observe the instructions around the pool area. Young children must be accompanied by an adult. Please ensure that children do not splash too much water on the sauna heater as it will overload and switch off. No food, drink or glass is permitted around the pool 18. Ensure you use the exhaust fan and have doors to balcony open while cooking to ensure FIRE ALARM is not activated. If you are found to be responsible for the alarm activation you will be responsible for the $1500.00 call out fee. If there are any concerns regarding any safety issues in any property, please call management immediately on 40518444. Dial 000 immediately in an emergency. ACCEPTANCE OF THE TERMS AND CONDITIONS: Every person actually occupying the accommodation or utilising other services shall be held personally responsible for all charges in addition to the guests name on the booking confirmation form, notwithstanding that an account is sent in the first instance to that customer. These conditions are an agreement between the parties. Any infringement permits the owner or the agent to amend the rental or immediately terminate the tenancy. If the tenancy has been terminated due to a breach of any of these terms and conditions no refunds will be given in these circumstances. Payment of the holding deposit confirms your acceptance of the Terms and Conditions of the booking and will authorize the manager to charge the account of the property any costs incurred as a breach of these terms and conditions.
