TERMS & CONDITIONS: 1. If this property is sold and is not retained on holiday rental by our agency, the booking can be cancelled or transferred within 30 days. 2. If payment is made by cheque there will be a $40.00 fee for dishonoured or un-presented cheques. Personal cheques will only be accepted for deposits. If paying the balance by cheque, it must be a Bank Cheque and made payable to Cotton Tree Real Estate. 3. The number of occupants of units is restricted to the number stated by the guest registration form above. Failure to comply with this condition will render the tenancy subject to immediate cancellation and loss of all rental monies paid. 4. The guest shall be liable for any wilful loss or damage whatsoever caused by the guest or any occupant or invitee to the property & the guest agrees to pay for any damage, breakages, or extra cleaning of the premises (above & beyond a typical holiday clean) by deduction from the above Credit Card which the guest authorizes. If no credit card has been provided, the guest agrees to forward payment within 14 days of notification of the total amount. Therefore, please inform the Agent of any damage on arrival otherwise the property shall be deemed no to have any damage. 5. No responsibility whatsoever is taken by the Agent/Lessor for the property of the guest on or near the premises. 6. The guest must use the designated parking bay for the unit only for parking. 7. Tenancy commences at 2.00pm (or earlier if the unit is available) on the date of entry & expires at 10:00am on the date of departure. 8. Keys should be collected during office hours only, unless otherwise organized with Cotton Tree Real Estate. If you lock yourself out it is the guest’s responsibility to arrange & pay for a locksmith. 9. The guest shall comply with all Body Corporate rules & regulations & shall not create or permit any noise or nuisance, which is likely to interfere with the peaceful enjoyment of any other person occupying adjoining premises. 10. No animals shall be kept on the premises unless otherwise discussed. 11. All our holiday units are designated Non-Smoking units. 12. If the guest wishes to cancel the booking & gives less than 30 days notice, no refund shall be made unless & until the property is re-let for the total period of the proposed tenancy at the same or greater rent. If any discount has been made to rate then time in occupancy will be reverted back to current rate & balance of monies owed must be paid. A minimum of $30.00 of the deposit shall be deducted for any cancellation prior to 30 days of a booking being made. The booking is made in good faith & the agent is not responsible for any actions taken by the owner. 13. In the case of telephone or postal bookings the description of the premises supplied by the agent is made in good faith but without acceptance of any responsibility whatsoever for any misdescription. 14. No liability is accepted for any injury, debt damage, loss, delay, expense, or inconvenience caused directly or indirectly by events beyond the Agents or Lessors control, or which are not caused by neglect or default by the Agent or Lessor. 15. 50% deposit of accommodation total is required to confirm booking, if payment is not received within 7 days the booking may be cancelled. The balance of the accommodation is due 7 days prior to the tenancy commencing before the guest enters the property. 16. After a week booking, we are permitted to enter the premises for an inspection. 17. There is a 1.5% transaction charge for all Credit Card Payments. 18. Property must be vacated by 10.00am sharp on the day of departure to allow cleaning to proceed for the incoming tenant. Failure to vacate at the required time may incur a penalty equivalent to one night’s accommodation.
